CIDCO Launches 4,508 Ready Homes in Navi Mumbai on First-Come, First-Served Basis

CIDCO has launched 4,508 ready-to-move tenements in Navi Mumbai under a First-Come, First-Served scheme. Online registration began on November 22, 2025, and flat selection starts December 28. Homes are available in Taloja, Dronagiri, Ghansoli, Kharghar, and Kalamboli for EWS and LIG buyers.

CIDCO (City and Industrial Development Corporation of Maharashtra) has announced a landmark housing scheme offering 4,508 ready-to-move-in tenements in Navi Mumbai. Unlike traditional lottery-based allotments, this new scheme follows a first-come, first-served (FCFS) model, allowing applicants to directly select their preferred unit.

Key Details:

  • Online registration began on November 22, 2025, at 4 PM.

  • Applicants who successfully register by December 21 will be able to choose their tenement starting December 28, 2025, at 11 AM.

  • There is no lottery system — after registration and document verification, applicants can view available units and pick the one they want.

  • Once payment is made and documents are validated, possession will be granted immediately.

Locations Covered:

The tenements are spread across five growing Navi Mumbai nodes:

  • Taloja

  • Dronagiri

  • Ghansoli

  • Kharghar

  • Kalamboli

These areas benefit from strategic connectivity — suburban rail, metro, highways — and are near key infrastructure such as the upcoming Navi Mumbai International Airport.

Income Categories & Breakdown:

The scheme is divided into two categories:

  1. Economically Weaker Section (EWS) – 1,115 tenements

    • EWS beneficiaries can avail of a ₹ 2.50 lakh subsidy under the Pradhan Mantri Awas Yojana (PMAY).

  2. Lower Income Group (LIG) – 3,393 tenements

Why This Scheme Is Significant:

  • Transparent allotment: FCFS model eliminates the uncertainty of a lottery.

  • Immediate possession: Since units are ready, buyers do not need to wait for construction to finish.

  • Affordability: Especially for EWS buyers, the PMAY subsidy makes homes more accessible.

  • Strategic locations: The nodes are well-connected and poised for future growth, especially with the proximity to the Navi Mumbai International Airport.

How to Apply:

  1. Visit CIDCO’s official portal for this scheme: cidcofcfs.cidcoindia.com

  2. Register online between November 22 and December 21, 2025.

  3. Upload the required documents for verification.

  4. On December 28, log in to select any available tenement.

  1. Complete payment and document verification to secure possession.

Final Thoughts:

This is a rare opportunity from CIDCO: ready-to-move homes in prime Navi Mumbai locations, without the uncertainty of a lottery. For homebuyers looking for affordable, government-backed housing — especially in proximity to major infrastructure projects like the Navi Mumbai Airport — this could be an ideal chance.

If you haven’t already, register as soon as possible — because under FCFS, early applicants have the clearest shot at the best units.
